A land investment feasibility and development study brings legal title, 1/1000 zoning records, physical site conditions, 2026 development budgets and fitness for the intended use together before acquisition.
Scope
What do we assess together?
- Title, encumbrance and ownership screening
- 1/1000 zoning status, TAKS/KAKS floor-area ratios and plan notes
- Road dedication, frontage and utility infrastructure access
- Topography, retaining-wall economics and ground risks
- Total development budget and phasing roadmap
- Alternative use, yield and exit scenarios
How we work
A clear project flow in three steps.
Document & zoning review
We align parcel, ownership and current municipal zoning records.
Field & slope review
We examine access, slope, neighbours and infrastructure in the field.
Development & investment note
We summarise buildable area, 2026 cost ranges, risks and the specialist checks required.
Frequently asked
A clear answer first.
What do you need for an initial land review?
A district, neighbourhood and block/parcel (ada/parsel) reference, intended use and any available zoning documents are enough to begin.
Is zoned land immediately ready for construction?
Not always. Subdivision, road dedication, watershed protection zones, utilities, ground conditions, setbacks and permit requirements must also be verified.
Is a feasibility study an official valuation?
No. It tests engineering viability, buildable area and development cost under stated assumptions and does not replace a licensed valuation report.
