These examples use this page’s 2026 model for a villa on level ground without extras. Premium and Signature represent different material and equipment allowances. Land, VAT, design and permits, specialist ground works, pools and landscaping are excluded. These are not market research or quotations.

Worked example for a two-storey, 200 m² villa

Two floors of 100 m² give 200 m² of enclosed floor area. The Premium model gives 200 × 28,500–35,000 TRY/m² = 5,700,000–7,000,000 TRY as a preliminary construction allowance. This example has no pool, landscaping or slope uplift; excluded costs are additional. Plot area cannot replace enclosed building area in this calculation.

Enclosed floor area × unit allowance × slope factor + selected extras

The unit allowances below are planning assumptions defined for a 2026 scenario, not live prices, a valuation or a binding quotation. The methodology was updated on 5 September 2026; this does not indicate independent verification of market prices.

What changes between packages

Structural shell covers an allowance for structure and envelope. Premium uses a higher allowance for finishes and services. Signature increases the material and equipment specification. Pools, landscaping, automation and solar are never automatically included; each selected extra is added once.

Outside the allowance

Land, VAT, design/permits, finance, off-site connections and specialist ground improvement are assessed separately. Process equipment, cranes, industrial fire systems, basements and retaining structures require project-specific quantities.

Slope and extras

The model uses ×1 for level sites, ×1.07 for gentle slopes and ×1.18 for steep slopes. This factor applies only to the building allowance; extras are added separately. The size, capacity and specification of each extra are determined during quotation.

How to use the official references

The Ministry’s approximate building unit costs are a reference for architectural and engineering service fees; they are distinct from this calculator’s package assumptions. Project decisions require the current communiqué, site data and competent-authority requirements.

Where do these figures come from?

The figures are fixed scenario assumptions used in Lizaz’s 2026 planning model. They are not live market data or an official tariff. The methodology table lists the unit allowances; current pricing must be checked against the project scope and dated supplier quotations.

What is included and excluded?

The selected specification, enclosed floor area, slope factor and checked extras enter the calculation. Land, VAT, design and permit fees, finance, off-site utility connections and specialist ground improvement are excluded. Pools, automation, landscaping and other extras are selected separately for every package, including Signature.

Should I enter plot area or building area?

Enter the combined enclosed floor area of all storeys. For example, two floors of 120 m² each give 240 m². Storey count, basements, shared areas and open terraces require project-specific assessment; this tool does not calculate planning entitlement.

Is this a contract price or a programme guarantee?

No. A quotation and programme follow a review of current records, ground investigation, drawings, quantities, exclusions and procurement conditions. Price adjustments and change approvals are defined in the written agreement.

Can I request an initial review from abroad?

Yes. Start with the location, intended use and any parcel reference. Required documents, authorisations and site inspections depend on the file. The scope of remote coordination and reporting schedule are agreed in writing.
